Seven Signs You Have Water Damage Behind Your Walls

The water losses that cost the most are almost never the dramatic ones. A burst supply line at 2am is expensive and honest. You know at once, you call at once, and the damage stops where the extraction starts. The costly losses are the quiet ones. A pinhole in a copper line. A failed shower pan membrane. A toilet flange leaking a tablespoon at a time. Those run for months behind drywall. By the time they show themselves, the repair has moved out of plumbing and into framing.

1. Staining that returns after painting

A single water stain on a ceiling or wall is history. A stain bleeding back through fresh paint is a current event, and usually a failed supply line behind the wall. Stain-blocking primer and two coats will hide a mark from a leak fixed in 2019. Neither will hold back an active leak for more than a few weeks.

2. A musty note that is stronger low down

Trust your nose, and trust where your nose sits when it notices. Mould inside a wall cavity vents out through outlet plates, baseboards and floor gaps. The smell reads strongest at ankle height and near a corner. A smell that worsens on humid days means the cavity is holding moisture.

3. Baseboard that has lifted a millimetre

MDF and finger-jointed pine both swell from the bottom edge upward. Long before paint blisters, a baseboard stops sitting tight to the floor. An inside mitre opens just enough to catch a fingernail. Walk your basement perimeter once a season and check every mitre.

Drywall wicks moisture upward at roughly 1 inch (2.5 cm) an hour. What shows on the surface is almost always a fraction of what the cavity holds.

4. Nail pops and seam lines appearing in a row

Random nail pops tell a settling story. A line of them along one stud bay tells a different story. So does a taped seam telegraphing in a straight run. Both mean the gypsum behind has moved, and gypsum moves when it takes on water.

5. Flooring that has gone slightly soft or hollow

Press with your thumb along the wall line in a bathroom, laundry or kitchen. Vinyl and laminate over a wet subfloor feel spongy before they look wrong, and both need structural drying rather than a fan. Tile sounds hollow at a grout line where the substrate underneath has separated.

6. A water bill that stepped up and stayed

Pull 12 months of Region of Peel billing and look for a step change rather than a spike. A steady leak of 1 litre (0.26 gallons) an hour stays invisible inside the house. It shows plainly on the bill. That leak runs about 9 cubic metres (2,000 gallons) a year.

7. Cold spots on an exterior wall in winter

Wet insulation loses most of its R-value. Put the back of your hand on an exterior wall on a January morning. One noticeably colder section usually means the batt behind it is soaked. Thermal imaging finds this in seconds. A homeowner almost never finds it unaided.

What to do next

Keep the wall closed. Cutting a hole with no containment sprays live mould through the room and turns a contained problem into a whole-floor one, which is the point where mould remediation needs sealed containment. Health Canada advises against disturbing indoor mould without proper controls. A moisture meter reading taken through the surface will show what sits behind the drywall. A thermal scan does the same. Neither one disturbs the wall, and the assessment takes about 20 minutes.
