Housing profile
1960s–1970s
Detached bungalows, sidesplits and two-storeys on large lots
Many homes here have been renovated in stages, so a kitchen from the 2010s can sit above a basement finished in the 1980s and plumbing that is mostly original. Galvanized supply lines still turn up in some houses and corrode from the inside. Sidesplits and bungalows have a lot of floor area at or below grade.
Drainage and soil
Sheridan Creek runs south through the area toward Rattray Marsh and Lake Ontario, and homes along its ravine sit lower than the streets around them. The soil is heavy clay that drains slowly, and many lots have mature trees whose roots work into old clay sewer laterals. Many homes have foundation drains connected to the sanitary or storm sewer, so when the sewer surcharges, water can push back toward the basement.
Local conditions
What floods homes in Sheridan
These three conditions decide where we look first on a Sheridan call, what can be saved and where the drying equipment goes.
01
Sheridan Creek watershed
Properties near the creek and its ravine take surface water during heavy rain on top of whatever groundwater sits there already.
02
Root intrusion in mature streets
The canopy here is significant, and so is the damage it does to a fifty-year-old clay lateral running underneath it.
03
Finished basements from the 1980s
Panelling, carpet laid over concrete, and no vapour barrier. Those finishes hold water and hide it, which is how mould gets started before anyone notices.
A call we get often in Sheridan
Floor drain backup after a heavy rain
A call we get often here: after a long, heavy rain the basement floor drain backs up and leaves a layer of dirty water across the laundry room and the finished rec room. A root-choked clay lateral or a surcharged sewer is usually behind it. Because it is sewer water, we treat the carpet, underlay and the bottom of the drywall as contaminated. We clean and disinfect the concrete, dry the walls and recommend a camera inspection of the lateral before the owner rebuilds.
Is my home near Sheridan Creek more likely to flood?
Lots that back onto the creek ravine sit lower and take more surface runoff during heavy rain. That does not mean they all flood, but grading, window wells and walkout doors on those lots deserve more attention. Homes higher up are more likely to see water from the sewer side than from the creek.
Tree roots blocked our sewer pipe. Will insurance cover the basement damage?
Many policies cover the sudden damage from a sewer backup if you have sewer backup coverage, but not the cost of fixing the pipe itself. Root damage that builds up over time can be treated differently. Check your policy wording, and we will document the cause clearly either way.
Our basement was finished in the 1980s. Can it be dried or does it all come out?
It depends on what is behind the walls. Older finishes often have panelling over furring strips and no proper vapour barrier, and in a sewer backup they usually have to come out. With a clean water leak, some of it can be dried in place if we get to it early.
