Know the neighbourhood
One of the oldest post-war communities in Mississauga, sitting beside Pearson and the Etobicoke Creek corridor. Housing is largely 1950s and 1960s, and much of it runs on infrastructure nobody has touched since the day it went in.
Malton sits in the northeast corner of Mississauga, north of Pearson airport with Brampton to the north. Derry Rd E, Airport Rd, Goreway Dr and Morning Star Dr are the main roads.
1940s–1970s
Wartime storey-and-a-halfs, bungalows, semis, townhouse rows and high-rises
Malton grew around the aircraft plants beside the airport, so some of its oldest streets have small wartime houses built quickly in the 1940s. Later growth added bungalows, back-splits, townhouse complexes and rental towers along Morning Star Dr. That mix means a call here can be a small basement, a shared townhouse wall or a high-rise unit.
Etobicoke Creek runs through the west side of Malton, and the streets near it sit in the creek's low ground. The area is flat and largely paved, with the airport lands, rail line and industrial roofs nearby all shedding water fast in a heavy storm. Older sewers here were not built for that volume. When the system fills, water backs up through floor drains in the lowest homes first.

Malton was on the City's list of the hardest-hit areas in the August storm, along with the airport lands next to it. Up to 170 mm fell on the worst parts of the city, Pearson recorded its wettest summer on record, and Mimico Creek was one of the waterways the City told residents to keep away from. Floor drains in the lowest Malton homes backed up as the sewers filled.
More than 106 mm of rain fell in a few hours a month earlier. The flat, paved ground around Malton sent that water into the sewers all at once, and the low streets near Etobicoke Creek were where basements took water first.
The City has approved the Malton Flood Relief Project between Etude Drive and Justine Drive. It adds a box culvert, rebuilds the walkway as an overland flow route for storm water, and upgrades the outfall and channel in Derry Greenway Park. Until that work is finished, the homes along that drainage path carry the most risk in a heavy storm.
A call we get often in Malton
A call we get often here: water showing up in a townhouse basement or lower unit, but the source is next door. A leaking washer hose, a failed water heater or a backed-up floor drain in the neighbouring unit spreads under the shared wall. Older homes with little insulation in the crawlspace or rim joist freeze pipes on the outside walls. Wartime houses with additions are especially prone where the new floor meets the old one.
