Scoping suite by suite

We document the source first. Then we scope each affected suite on its own against the standard unit bylaw. Every owner and the corporation receive a separate clean file with their own photographs and readings. That is what stops a four-suite loss turning into a four-way argument.

Section 105 and the deductible chargeback

Section 105 of the Ontario Condominium Act lets a corporation charge its deductible back to an owner. That applies where the damage started in that suite through an act or omission. Those chargebacks run $10,000 to $50,000 routinely. Clear documentation of the source separates a defensible position from a guess.

Working around tenants and trading hours

01Who pays, me or the condo corporation?

Your declaration decides it, not the insurer. Most Mississauga corporations cover the standard unit, meaning original builder finishes. The owner covers improvements, betterments and contents. Ask your property manager for the standard unit bylaw before agreeing to any scope.

02Water came from the unit above. Can I claim against them?

No, not automatically. Ontario condo losses generally run no-fault. Each party claims on their own policy unless negligence gets proven. Photograph everything. Log the incident with the property manager in writing the same day. Keep the failed component in place until it is documented.

03Do you work directly with property managers and boards?

Yes, on most of our multi-unit work. We report to the manager, the board, or the corporation's insurer. Each party receives the same documentation package, so nobody works from a different version of events.
