Find out why it flooded, not just that it did

Water at the cove joint where the slab meets the footing points to ground pressure and silted weeping tile. Water at a window well points to grading and a missing cover. Water rising up the floor drain is a sewer surcharge. That is a completely different claim. We settle the question before quoting, since the repair and the insurance treatment differ.

Finished basements change everything

Drywall, underlay and engineered flooring below grade turn a small seepage event into a Class 3 loss. We flood-cut only as high as the moisture actually climbed. That is usually the lower 12 to 24 inches (30 to 60 cm), rather than gutting the room. Then we dry the framing and slab behind it before anything closes up.

Preventing the next one

The Region of Peel runs a Basement Flooding Subsidy. It pays back part of the cost of a backwater valve, a sump pump, or disconnecting a foundation drain from the sanitary sewer. We install to their requirements during the rebuild so your work qualifies. Confirm current amounts with the Region before booking.

01My basement floods every spring. Is that covered?

No, in most cases. Repeat seepage through foundation cracks counts as a maintenance issue. It sits outside nearly every Ontario policy. A sudden sewer surcharge or a sump pump failure may be covered, if you carry the matching endorsement. We tell you which one you have before starting.

02Do I need to replace the whole basement floor?

No, rarely. Broadloom and underpad over a slab usually come out. Laminate and engineered flooring almost always come out, since the cores swell. Tile and sealed concrete are often saved. Solid hardwood below grade is uncommon in Mississauga and can sometimes be mat-dried.

03How long does a flooded basement take to dry?

A flooded basement takes 3 to 5 days to dry for a typical Category 1 loss. A finished basement with soaked framing and insulation behind the drywall runs longer. A Category 3 sewage loss adds 3 to 5 remediation days before the drying even starts.
